officers. These obligations create much diff iculties for the

judgment creditor.
2. Demanding legal execution procedure. Numerous

steps are required and each step is indeed time consuming.

There are specif ic timeframes to be observed under the
laws before certain action can be proceeded. Request

for a withdrawal of sale by auction may be submitted by
concerned party and the sale cannot proceed unless the final

judgment has been issued. These steps, together with the need

to follow the required timeframe, considerably delay the legal
execution process and cause more damages than advantages

to the case.
